Rebuilding chimneys

Repointing is a regular chimney repair that we carry out. Brickwork that has open joints should be soundly scraped out and repointed. The spaces between the chimney brickwork are filled with sand/cement mortar using a pointing trowel to achieve the desired finish, such as weather struck.

Poorly maintained chimneys may have cracks that run vertically and give the impression from the ground that the chimney is sagging or splaying at the top. Chimney pots that are angled or ‘out of line’ would be early signs of chimney degradation. A damaged chimney flaunching, which is the sand/cement finish that holds the chimney pots or terminals to the chimney top, would allow water to enter the internal chimney brickwork and flue. Always pay attention to preventing water from entering chimney flues. A brick chimney or flue system’s structural integrity can suffer if water intrusion freezes during colder winter months.

Chimney lining

A typical household brick chimney is 9″ (225mm) square. One fireplace aperture is served by one chimney flue. The interior brickwork slopes down from the fireplace’s breadth at the lintel to its size reduction at the base of the 9″ square flue above the fireplace opening, also known as the “Builders opening.” The “brick collect” refers to this portion of the fireplace. From this point, the flue climbs until it comes to an end at the chimney head, often connecting to other flues in the “Chimney breast” by running above through bedrooms or fireplace openings. One brick’s width, or 100mm, divides the flues within the chimney breast. This division’s masonry is referred to as the “midfeather.”

Repair and replacement of chimney pots

The flue terminal for a brick-built household flue is a chimney pot. A chimney pot typically has an internal diameter of 200 mm (8 inches) and rises 300 mm (12 inches) above the chimney masonry. In the London and Essex region, the majority of neighbourhood semi-detached houses feature a common brick chimney stack on the party wall that has eight chimney flues—four for each property—each with its own terminal, the chimney pot.

A chimney pot that is leaning or out of alignment or in the worst-case scenario, has vertical or visible cracks around the circumference, typically at the chimney pot base above the flaunching, would be considered to have chimney pot defects that need to be addressed. Movement in the chimney framework that puts strain on the pot or earlier chimney fires that heated the pot to as much as 1100 degrees Celsius are two causes of chimney pot breaking (or a possible chimney fire that might have happened before the current owner).

Capping a chimney

Capping for chimneys (installing a chimney capping)

A disused flue’s chimney pot is covered with a chimney capping. Since the cap effectively plugs the top of the flue and prevents any combustion gases from exiting the chimney system, this flue should not be utilised after it has been installed. A more conventional cap would be made of clay and fitted over an existing chimney pot. Installing a chimney cap has the following advantages:

  • The heat loss from the space where the fireplace is located can be significantly decreased by installing a chimney cap.
  • Any undesirable birds won’t be able to become stuck behind a closed fireplace or fall into the flue and possibly enter the house if there is a chimney cap in place.
  • A chimney cap helps minimise the degradation of the chimney lining by preventing rainwater from penetrating the chimney flue.

Chimney terminal, chimney rain cap, and chimney cowl (chimney cowl installation)

Typically, a chimney cowl is intended to stop rainfall from getting into an operational flue or chimney system. Other varieties of cowls or rain caps come with a mesh bird guard that keeps birds from landing in your chimney. Any non-condensing chimney system would benefit from a rain cover with bird protection mesh, and this is something that should be taken into consideration while doing routine or annual chimney servicing or inspection.

Anti-Downdraft Cowls/Anti-Downdraft Cowls, And Downdraft Issues (Chimney Repair)

When a chimney has no draw and flue gases are moving downward and into the building, the situation is referred to as “chimney downdraft” , the opposite of a chimney that is operating properly. This carries significant risks.

  • Air pressure or pressure zone differences are the root cause of downdrafts.
  • Can result from the installation of air extraction fans in a building, like a kitchen extractor fan.
  • Air flow and pressure zones around the chimney pot or terminal can alter as a result of loft additions or nearby higher buildings.
  • Downdraft frequently affects chimneys that have had their height decreased.

To pinpoint the precise reason for a property’s downdraft, a chimney check on-site would be necessary. An anti-downdraft cowl is one potential solution.

Designs for downdraft/downdraught cowls vary widely. A “spinning cowl” is the most typical and is typically regarded as the best because it also boosts chimney draw. This louvred ball-shaped cowl, which spins in the wind, increases chimney draft by drawing air up through the chimney flue.

How Much Does Repairing a Chimney Cost?

The size and form of the chimney, along with the kind of house it is constructed on, will all have an impact on how much the repair will ultimately cost.
